JAMAICAN REAL ESTATE ADVICE – Never Say This…When Selling Your House in Jamaica – FSBO Edition!!!


hello my name is Paula Roper Bacchas and I am a real estate agent here in Jamaica where I assist my clients to buy sell rent
lease residential and commercial properties island wide and it would be
my pleasure to assist you today so on today’s episode we will be discussing
what you should never say when you are selling your house in Jamaica
number one is I will sell for less you should never ever ever say that if you
say you will sell your house for less guess what the purchasers or prospective
purchasers will be offering you you guessed it they’ll be offering you less
never say that your you would sell your house for less number two never say my
house is perfect chances are your house is not perfect I have been a real estate
agent for many years and I unfortunately have never seen a perfect house so I
would encourage you never say that your house is perfect because when
prospective purchasers tour your house and they come across areas of
discrepancies they’re going to think that you’re not honest number three
never say that you have been trying to sell your house for many years and
nobody’s willing to purchase never say this if you tell prospective purchasers
that you have been trying to sell your house for many years and no one is going
to purchase they’re going to run away because they’re going to believe that
something is wrong with your house never tell persons that you’ve been trying to
sell your house for many years and can’t find anyone to buy it know this might
sound like something no one will ever say but I have met sellers who have said
this and that is why it is on this list
because if you say this to prospective purchasers they’re not going to buy your
house they’re going to believe that something is wrong with it so they’re
not going to buy it number four never say I have never had a problem
with this house because chances are you may have faced some sort of issues with your
hosts in the past it could have been an electrical issue a plumbing issue houses
have issues everyone knows that so you coming out and saying that you have
never had an issue with your house is a red flag for purchasers because chances
are you have had an issue with the house maybe it might be something very minor
but chances are you had an issue in the past
remember loose lips sink ships and this ship could be the sale of your
house so never say that do not talk your way out of your sale my
advice to you if you do not know how to talk to prospective purchasers of your
house contact a trusted real estate agent
immediately because we know how to talk to persons we know how to talk to
prospective purchasers we know how to negotiate deals and if you are trying to
sell your house yourself and you’re not having any luck or you’re not getting
the offers that you you believe your house should be getting the best thing
to do is to call in a professional number five on the list of what not to see when
selling your house is do not tell prospective purchasers that you have
always wanted to renovate your house this will only invite lowball offers
because the prospective purchasers will tell you they will have to renovate so
they cannot offer you full asking price for your house because they have a lot
of work to do so that is not good for your sale and I would not encourage you
to do that number six never tell prospective purchasers that you have
spent a lot of money on your house you will make your house look bad and in
some instances you could make your house look like a money pit you will make your
house look like a bottomless pit of work to be done and that will come off as
very undesirable for prospective purchasers number seven do not tell
purchasers your bottom line do not tell purchasers what your bottom
figure is because guess what those are the offers that you will be receiving
never do that you will only end up talking yourself out of a sale or to a
low ball offer never do that number eight and final never tell prospective purchasers
that the house is being sold as is and that you are unwilling to make any
repairs at all never do this you will turn off very good prospective
purchasers who would have purchased your house if you had made minor repairs this
also goes for persons who are marketing to overseas clientele because overseas
persons they have become accustomed to repairs being done on properties before
they purchase them and you telling telling them that you will not be making
any repairs this will only turn these persons off and they will no longer be
interested in your home and you will sabotage your sale please I implore you
